On the Costa Blanca, rental prices remain below the national average, but they are still moving upwards. According to Idealista, the average price in January stood at €12.2 per square metre, up 1.4% compared with November and 11.1% higher than a year earlier.

The curious case of Benitatxell

One of the more interesting cases is Benitatxell. The municipality regularly appears near the top of the table when it comes to property purchase prices. In Idealista’s most recent sales report, it ranks as the ninth most expensive place to buy in the province, with an average price of €3,340 per square metre.

Current listings include villas priced close to €5 million, with many others well above the €1 million mark.

Rental prices, however, tell a very different story. Benitatxell is now among the more affordable places to rent in Alicante province and is also the location where prices have fallen the most over the past year.

Only two municipalities recorded a year-on-year drop in rental prices: Benitatxell, down 2.8%, and La Nucía, down 0.2%. Despite its high property values, renting in Benitatxell currently averages €11.1 per square metre.
