If you have been keeping half an eye on the housing market, things have taken an interesting turn on the Costa Blanca. The biggest headline is the change in who is buying. Dutch buyers are now taking the Costa Blanca crown!

Fewer foreign buyers snapped up homes last year, but prices climbed enough to push the total money spent to a new record. So yes, fewer deals… but bigger price tags.

Dutch buyers take the top spot

For years, British buyers dominated the Costa Blanca. Now, they have been overtaken by the Dutch.

Buyers from the Netherlands purchased 3,708 homes, up more than 11%, making them the largest group. A big reason is tighter rules back home on buying second properties, which is pushing demand abroad.

Meanwhile, British buyers dropped to 3,166 purchases, down nearly 12%. Brexit continues to quietly reshape the market.

Who else is buying?

A few other nationalities are on the rise:

  • Romanians: up 19%
  • Algerians: up 15%

At the same time, several traditional markets have slowed:

  • Belgians, Poles and French buyers all down
  • Germans slightly down
  • Swedes just about holding steady

It is a bit of a reshuffle rather than a collapse.

Fewer sales, more money changing hands

In 2025, foreign buyers completed 29,134 property purchases across the province. That is about 6% down on the previous year.

Despite that dip, the average price jumped from just under €197,000 to over €224,000. The result? The market still pulled in €6.5 billion, which is actually a new high.

So while estate agents might have had slightly fewer viewings, they were not exactly struggling.

Still the top spot in Spain

Even with fewer sales, the Costa Blanca remains the number one province in Spain for foreign property purchases, accounting for more than 20% of the national total.

Areas like Orihuela Costa continue to attract international buyers, especially those looking for a second home in the sun.
