Costa Blanca real estate and the housing market across Spain in general shows no signs of slowing down.

The latest idealista analysis of homes withdrawn from the market after being sold during the third quarter shows that three-bedroom flats remain the quickest movers in Spain, with 37% finding a buyer in under 30 days.

Studios and one-, or two-bedroom properties follow closely at 36%, while larger homes with four or more bedrooms are the slowest, with only 29% selling within a month.

Costa Blanca real estate

Alicante stands out as one of the most dynamic areas in the country, especially for studios.

More than half of all studio apartments in the city (54%) sold in under a month, the highest figure among Spain’s major urban markets. This reflects the strong demand along the Costa Blanca, where compact homes appeal to buyers seeking holiday bases, investment properties, or easy-maintenance primary residences.

San Sebastián follows with 50% of studios selling inside 30 days, while Palma, Madrid, and Bilbao also show brisk activity. In contrast, 15 provincial capitals saw no studios sold within a month, typically due to very limited supply.

Steady, fast sales

Nationwide, three-bedroom homes remain the most agile segment of the market.

Among Spain’s major cities, Málaga (49%), Madrid (47%), Bilbao (46%), Barcelona (43%) and Seville (42%) lead the rankings. In Alicante, 37% of three-bedroom properties sold within 30 days, mirroring Palma, and demonstrating strong demand across the Costa Blanca’s family-oriented resale market.

Two-bedroom flats

Two-bedroom flats continue to sell quickly across Spain.

San Sebastián leads with 49% selling within a month, ahead of Madrid (46%) and Seville (44%). In Alicante, 35% of two-bedroom homes sold within 30 days, a healthy pace, although slightly below Spain’s fastest-moving markets.

One-bedroom flats

In the one-bedroom segment, Seville tops the list with 45% sold inside 30 days, followed by Barcelona and Madrid at 40%. Alicante registered 34%, reflecting continued interest in small, centrally located or coastal properties.

Larger flats

Across Spain, larger flats with four or more bedrooms remain the slowest to change hands.

Madrid leads this category with 36% selling within a month, while in Alicante only 26% did so. This follows a broader trend in the Valencian Community, where large family-sized apartments typically take longer to sell due to higher price points and a more limited buyer pool.
