Benidorm’s real estate market is gathering pace and starting to resemble the boom years of the mid-2000s. That is the main conclusion from the latest figures released for the third quarter of 2025.
According to the data, Benidorm’s real estate has reached an average valuation price of €2,934.80 per square metre. In practical terms, this means that a typical 80 m² home is now valued at around €234,400, the highest figure ever recorded since official statistics began in 2005.
With these results, Benidorm has broken its previous record for free-market housing valuations in the third quarter, which dated back to 2007, when prices stood at €2,642 per square metre. Today’s figure is almost €293 higher.
In comparison, Benidorm sits well above the national average of €2,153 per square metre, a difference of nearly €782. At provincial level, only Jávea records higher valuations, reaching €3,394.30 per square metre, around €460 more than Benidorm.
Adjusting for inflation
The Ministry has pointed out that these figures should be viewed alongside inflation over the past 18 years. If prices from 2007 were adjusted to today’s values using national calculations, Benidorm’s equivalent figure back then could be closer to €3,600 per square metre.
Even so, what is undeniable is the steady upward trend. Prices rose by 5.6% compared with the previous quarter, continuing a growth pattern seen over recent years.
The lowest point came in 2017, when the city was still feeling the effects of the property crash and reduced household savings. At that time, prices fell to €1,610 per square metre, almost half of today’s valuation.
Growth since the pandemic
The turning point arrived with the Covid-19 pandemic. Looking specifically at third-quarter data, which covers the busy summer months of July, August and September, prices have increased every year since 2020.
That year, valuations stood at €1,882.50 per square metre. In 2021 they rose by €134.10, followed by a smaller increase of €40.50 in 2022. In 2023, prices jumped by €187.80, climbed again by €181.40 in 2024, and then surged in 2025 with a remarkable increase of €508.50, setting a new all-time high.
Benidorm’s real estate: Old v new
The Ministry’s statistics also distinguish between homes less than five years old and those older than five years. Data for newer homes is not always consistent due to limited samples, making long-term comparisons difficult. However, in the latest report, newly built properties in Benidorm are valued at an average of €3,437.60 per square metre.
For homes more than five years old, a clearer long-term trend emerges. In 2025, valuations reached €2,921 per square metre, well above the €2,104.20 recorded 15 years ago.
Prices began rising steadily again in 2018, when they stood at €1,787.80 per square metre. Growth accelerated from 2023 onwards, with increases of €179.60 that year and €180.10 in 2024. The biggest jump came in 2025, with an increase of €508.20, representing a rise of almost 21%, the sharpest increase seen to date.
