The Costa Blanca real estate market ended 2025 with further increases in both sale and rental prices, according to Gesvalt’s fourth-quarter report.
The data confirms a sustained upward trend across the province of Alicante, broadly in line with regional and national movements, while also highlighting notable differences between coastal hotspots and inland municipalities.
Costa Blanca real estate: Price trends
Gesvalt’s latest figures reveal clear contrasts between the province’s main towns and cities. Benidorm continues to top the rankings as the most expensive location for both buying and renting property. Average sale prices there reached €2,602 per square metre, while rental prices stood at €16.60 per square metre per month, well above the provincial average.
Alicante city occupies a middle position in the provincial table, with average sale prices of €1,784 per square metre and rental costs of €12.21 per square metre per month.
Close behind, Orihuela recorded an average sale price of €1,704 per square metre and average rents of €10.99 per square metre, followed by Torrevieja at €1,690 per square metre for purchases and €10.55 per square metre for rentals. In Elche, prices remain comparatively lower, with homes selling for an average of €1,423 per square metre and rents averaging €7.95 per square metre per month.
Inland municipalities continue to offer significantly more affordable options. Alcoy registered average sale prices of €885 per square metre and rents of €6.38 per square metre, while Elda posted even lower figures, with homes selling for €776 per square metre and average rents of €6.28 per square metre per month.
Provincial market overview
At a provincial level, Gesvalt reports that the average sale price of housing in Alicante reached €1,823 per square metre in the final quarter of 2025. This represents a 14.5% year-on-year increase and a 2.3% rise compared to the previous quarter. Alicante therefore remains among the Spanish provinces with the strongest annual growth, although it trails behind regions such as Murcia, Madrid, and Valencia, where increases exceeded 18%.
The rental market also showed solid growth, with average rents across the province reaching €13.06 per square metre per month, up 9.2% year on year and 1.4% quarter on quarter. These figures underline the continued pressure on both buyers and tenants throughout 2025.
Comparison within the Valencian Community
Across the Valencian Community as a whole, the average sale price stood at €1,609 per square metre, reflecting a 13.6% annual increase, while rents averaged €11.85 per square metre per month, up 9.3% over the year.
Within the region, the province of Valencia recorded some of the strongest growth, with average sale prices reaching €1,625 per square metre, following an 18.3% year-on-year increase, and rental prices averaging €13.80 per square metre per month. Castellón, by contrast, remains the most affordable province in the region, with average sale prices of €1,246 per square metre and rents of €9.12 per square metre.
National context
At a national level, Gesvalt places the average housing price in Spain at €1,963 per square metre by the end of 2025, marking a 15.4% annual increase. In the rental market, provinces such as Barcelona, Madrid, and the Balearic Islands continue to register the highest prices per square metre.
In terms of year-on-year growth, Murcia (+18.7%), Madrid (+18.4%), and Valencia (+18.3%) led the increases in sale prices, while provinces such as Teruel and Ourense bucked the trend, recording annual declines.
