Spain’s real estate market has hit a new milestone.

According to the latest figures from the Idealista real estate index, the price of housing reached an all-time high in October. Prices climbed 15.7% year-on-year to an average of €2,555 per square metre.

But while much of the country is celebrating new highs, it is the Valencian Community that is stealing the show.

Valencian Community shines on the national stage

All of Spain’s regions saw price growth over the past year, but few matched the strength of the Valencian Community. Property prices here jumped 17.1%, placing it among the top performers in the country. Only Madrid, Andalusia, Murcia, and Cantabria managed slightly higher figures.

The reasons are clear enough. With its sunny climate, Mediterranean beaches, and lively urban centres, the region continues to attract both Spanish buyers and a steady stream of international investors looking for lifestyle and long-term value.

Alicante and Valencia at the heart of Spain’s real estate boom

Within the region, Valencia province led the way, posting the largest price rise in all of Spain at 21.7% year-on-year. Close behind, Alicante recorded a 15.7% increase, reflecting strong growth both in the city and along the coast.

On the Costa Blanca, demand remains robust. Northern European buyers, drawn by the combination of sunshine, sea views, and reliable Wi-Fi, are still snapping up resale homes faster than many agents can list them. Towns such as Benidorm, Calpe, Jávea, and Torrevieja continue to see brisk activity, supported by tourism and the ongoing remote-working wave.

Still strong value for money

Despite the sharp rises, the Valencian Community remains good value compared with Spain’s priciest regions. While the national average sits at €2,555/m², Alicante’s typical prices are well below those in Madrid (€4,395/m²), the Balearic Islands (€5,115/m²), or Catalonia (€2,680/m²).

For many buyers, it is the perfect middle ground, Mediterranean living without Madrid-level mortgages.
