Costa Blanca house prices continued to rise during the first half of 2026, with the average asking price reaching €2,233 per square metre.
While coastal hotspots remain the most expensive places to buy, it was the inland town of Villena that grabbed the headlines after recording the biggest price increase anywhere in Spain.
The latest figures from property portal pisos.com show that the average price of homes for sale in Alicante province increased by 1.81% between January and June and was 3.33% higher than a year earlier.
Rental prices also edged upwards, although much more slowly. The average rent now stands at €10.24 per square metre per month, up 0.98% over the first six months of the year and just 0.33% higher than June 2025.
Villena leads the way
While many buyers naturally focus on the Costa Blanca coastline, it was Villena that saw the strongest growth.
Property prices in the inland municipality jumped by 19.39% during the first half of the year and by an impressive 34.27% compared with June last year, making it the fastest-growing housing market in the country according to the report.
The average asking price in Villena now stands at €1,948 per square metre.
Elsewhere in the province, Benissa recorded the second-largest increase, with prices rising 9.31% since January, followed by Javea (7.84%), Torrevieja (4.56%) and Benidorm (2.30%).
Not every town saw prices increase. Altea, El Campello and Ibi all recorded small falls over the six-month period, while Elche, Crevillent, Alcoy, Novelda and Villajoyosa posted lower prices than they did a year ago.
The Costa Blanca’s most expensive property markets
As expected, the highest property prices remain firmly on the coast.
Calpe topped the list at €4,029 per square metre, narrowly ahead of neighbouring Benissa at €4,009. Benidorm followed with an average asking price of €3,699, while Altea (€3,564), Finestrat (€3,554), Javea (€3,388), Denia (€3,384) and Orihuela (€3,117) all remained above the €3,000 mark.
By comparison, Alicante city averaged €2,614 per square metre, around €380 above the provincial average, although price growth in the capital has been more modest than elsewhere in the province.
Buying continues to outpace renting
The report suggests that purchase prices continue to rise faster than rents across Alicante.
Although rental costs have increased slightly, the province remains more affordable than much of Spain. The average rent of €10.24 per square metre is well below the national average of €14.81.
Across Spain, rents rose by 4.22% during the first half of the year and by 10.6% over 12 months, highlighting how Alicante’s rental market has remained comparatively stable despite continued demand.
