The real estate market in the Marina Alta closed 2025 with some eye catching figures. In several towns, average house prices rose by almost double their starting value. Most municipalities recorded increases over the year, with only three villages showing small falls in the price per square metre.
These figures come from the latest annual price report published by Idealista, which tracks housing prices across 17 municipalities in the region.
The big movers
The strongest growth in 2025 was seen in Pego and El Verger.
In Pego, the average price rose from €923 per square metre in January to €1,364 in December. That is an increase of €441 per square metre, or 47.78 percent in just one year.
El Verger followed almost exactly the same path. Prices climbed from €2,103 to €3,112 per square metre, an increase of €1,009 and a rise of 47.98 percent. This was the highest percentage increase recorded anywhere in the Marina Alta.
Strong growth
A second group of towns also saw solid rises. In Teulada, prices increased from €1,835 per square metre in January to €2,349 in October, the latest available figure. This represents a rise of €514 per square metre, or 28.01 percent.
In Ondara, prices rose from €1,328 to €1,534 per square metre. That is an increase of €206, or 15.51 percent.
Higher priced markets keep rising
Among the more expensive markets, growth continued at a steadier pace. In Dénia, the average price increased from €2,895 to €3,275 per square metre, a rise of €380 or 13.13 percent.
In Moraira, prices climbed from €4,001 to €4,454 per square metre, an increase of €453 and growth of 11.32 percent. Els Poblets also saw prices rise from €2,597 to €2,931 per square metre, up €334 or 12.86 percent.
Mid range markets hold steady
In the middle of the market, Pedreguer and Jalón followed a similar trend. Pedreguer rose from €2,171 to €2,401 per square metre, an increase of €230 or 10.59 percent. Jalón increased from €2,091 to €2,302, up €211 or 10.09 percent.
Coastal favourites
The larger coastal towns continued to grow, but at a slower pace. In Calpe, prices rose from €3,209 to €3,481 per square metre, an increase of €272 or 8.48 percent.
In Jávea, prices increased from €3,579 to €3,879 per square metre, a rise of €300 or 8.38 percent.
A few pauses
More modest growth was seen in El Poble Nou de Benitatxell, where prices rose by €102 per square metre to €3,340, an increase of 3.15 percent. In Benissa, prices edged up by just €69 to €3,588, a rise of 1.96 percent.
Ráfol de Almunia remained almost flat, with a small increase of €13 per square metre, or 0.51 percent.
Where prices fell
Only three inland municipalities recorded price drops in 2025. In Orba, prices slipped slightly by €7 per square metre, a fall of 0.35 percent.
Larger corrections were seen in Alcalalí and Beniarbeig. Both recorded falls of €155 per square metre. Alcalalí dropped by 5.76 percent, while Beniarbeig saw a decline of 7.11 percent.
