The Costa Blanca property market continues to stand out, closing 2025 as the most active housing market in Spain when measured against population.

According to the Spanish College of Registrars’ 2025 Property Report, Alicante recorded 25.86 home sales per 1,000 inhabitants, placing it firmly at the top of the national ranking.

Castellón followed in second place with 22.61 sales per 1,000 residents, while Valencia ranked 24th with 14.63. All three provinces still performed above the national average of 14.27.

Strong property activity across the region

In total numbers, the Valencian Community ranked third in Spain with 108,608 property transactions, representing a 5% increase compared to 2024.

Of these:

  • 18,439 were new builds
  • 90,169 were resale properties

Only Andalucía (141,284) and Catalonia (112,105) recorded more transactions, while Madrid followed behind with 81,484.

By province:

  • Alicante: 53,385 sales (third in Spain)
  • Valencia: 40,839 sales
  • Castellón: 14,384 sales

Across Spain, property sales rose 10.7% in 2025, reaching 705,357 transactions, the highest figure since 2007.

Dutch: Top foreign buyers

One of the biggest changes in 2025 was a shift in foreign buyers. Dutch buyers overtook British buyers as the largest group purchasing homes in the Valencian Community.

The top foreign buyers were:

  • Netherlands
  • United Kingdom
  • Belgium
  • Poland
  • Ukraine
  • Germany

Foreign demand in the Valencian Community remained particularly strong, accounting for 27.65% of all purchases, double the national average of 13.82%.

Alicante once again led Spain for foreign buyers, with 43.29% of purchases made by international buyers. The province ranked ahead of Málaga, Santa Cruz de Tenerife, Balearic Islands and Girona.

Mortgage numbers also rise

Mortgage activity also increased in 2025. Across Spain, 498,500 mortgages were issued, up 14.5% from 2024.

The Valencian Community recorded 60,126 mortgages, placing it fourth in Spain and representing a 21.13% increase.

By province:

  • Valencia: 28,740 mortgages
  • Alicante: 23,421 mortgages
  • Castellón: 7,965 mortgages

Spain: Property sales

Property prices also rose across the region. The average price per square metre in the Valencian Community increased 10.6% to €1,813.

By province:

  • Alicante: €2,074 per m² (+11.7%)
  • Valencia: €1,649 per m² (+11.9%)
  • Castellón: €1,281 per m² (+4.6%)

The average property price in Spain reached €214,581, while the Valencian Community averaged €171,761.

Housing affordability declines

Despite strong activity, affordability worsened during 2025. The average monthly mortgage payment rose to:

  • Spain: €769 per month
  • Valencian Community: €619 per month

Mortgage terms also increased slightly, averaging 25.4 years in Spain and 24.9 years in the Valencian Community.

A booming but competitive market

With strong foreign demand, rising prices and increased mortgage activity, Alicante and the Costa Blanca continue to rank among Spain’s most dynamic property markets.
