While headlines are often dominated by sky-high prices in Madrid, Barcelona and Ibiza, the latest data from Fotocasa shows that some of Spain’s fastest-rising property hotspots are right here on the Costa Blanca.
In fact, when it comes to sharp year-on-year growth in house prices, coastal towns in Alicante province are now stealing the spotlight.
Costa Blanca property prices: Spain’s biggest climbers
The standout performer nationwide is Torre de la Horadada, where the average price per square metre has surged by an extraordinary 97% in just one year.
Close behind is Las Azaleas-Alkadir, in La Villajoyosa, which recorded an 89.1% annual increase in property prices.
These rises place Costa Blanca locations among the fastest-growing markets in the entire country, ahead of many traditionally fashionable areas.
For comparison, other big climbers elsewhere in Spain included:
- Les Sorres-Valparaiso in Cunit (Tarragona): +93.9%
- Veneziola in La Manga del Mar Menor (Murcia): +91.2%
But it is the Alicante province that appears repeatedly in the top rankings.
Luxury still concentrated elsewhere – for now
While the Costa Blanca is leading price growth, Spain’s most expensive neighbourhoods to actually buy remain concentrated in major urban and island markets.
According to Fotocasa, the cities of Madrid, Barcelona, San Sebastián and parts of Ibiza dominate the list of the 20 priciest neighbourhoods in Spain.
Madrid alone accounts for fifteen of them, with areas such as Castellana, Recoletos and Goya now exceeding €11,000 per square metre.
To put that into perspective, the average price of an 80 m² home in these premium Madrid districts reached €943,360 in December, over €91,000 more than a year earlier.
Costa Blanca momentum building fast
What makes the Costa Blanca figures particularly striking is the speed of change.
Rather than already-luxury neighbourhoods creeping higher, towns such as Torre de la Horadada and La Villajoyosa are experiencing rapid demand growth, driven largely by:
- International buyers
- Lifestyle migration
- Coastal new-build developments
- Strong rental demand
While Madrid and Barcelona remain Spain’s most expensive markets in absolute terms, the Costa Blanca is now firmly positioned as one of the country’s most dynamic and fastest-moving property regions.
